“Kevin, do you think I should sell my Naples home now, or should I wait?”
I wish there were one simple answer, but there isn’t. Every homeowner’s situation is different. And after many years in real estate, I’ve learned that the right decision isn’t always based on what you hear in the news or what the overall market statistics are saying.
For luxury homeowners in Naples, there are a few additional things I think are important to consider.
Your Home Doesn’t Compete With Every Home in Naples
When people talk about the real estate market, they often look at broad numbers and ask whether it’s a buyer’s market or a seller’s market.
But luxury real estate is much more specific.
If you own a home in Olde Naples, Pelican Bay, Pine Ridge Estates, or another highly desirable Naples community, your property is competing with a much smaller group of homes.
The amount of inventory, the quality of the competing properties, location, views, condition, and price can all have a significant impact on how your home performs.
That’s why I believe it’s important to look at what’s actually happening in your neighborhood rather than relying solely on the overall Naples market.
Buyers Are Still Buying
There is no question that the real estate market has changed over the past few years.
Interest rates, insurance costs, inventory, and economic uncertainty have all affected buyers and sellers.
But one thing hasn’t changed: people still want to live in Naples.
Buyers continue to come here for the lifestyle, beautiful weather, beaches, golf, boating, dining, shopping, and the many wonderful communities throughout Naples.
And in the luxury market, there are also many buyers who aren’t as dependent on mortgage rates because they’re purchasing with significant cash or substantial equity.
The right property can still attract significant attention when it’s priced and presented properly.
Sometimes the Best Time to Sell Is When It Makes Sense for You
I see homeowners spend a lot of time trying to figure out whether they should wait six months or a year because they think the market might be better.
The truth is, nobody can predict the future with certainty.
If you’re ready to downsize, move closer to family, purchase a different property, or simply make a lifestyle change, those factors may be more important than trying to pick the exact top of the market.
Real estate is ultimately personal.
Presentation Matters More Than Ever
Luxury buyers have high expectations, and they have access to an incredible amount of information before they ever walk through the front door.
Professional photography, thoughtful preparation, accurate pricing, and effective marketing can make a tremendous difference.
A beautiful home that is positioned correctly can stand out from the competition.
On the other hand, even an exceptional property can sit if it’s overpriced or isn’t presented in a way that captures the attention of today’s buyers.
So, Should You Sell Now?
My answer is: maybe.
And that’s not me avoiding the question.
It depends on your home, your neighborhood, your goals, and what the current competition looks like.
Rather than trying to predict exactly what the market will do six or twelve months from now, I think it’s more useful to understand what your home could realistically sell for today and then decide whether that number makes sense for you.
