Naples Real Estate Market: July 2026 Shows a Healthier, More Balanced Market

The latest July 2026 market report from the Naples Area Board of REALTORS® shows a Naples real estate market that continues to move in a healthy direction.

Closed sales increased 14.5% compared with July 2025, while new listings were also up 8.1%. At the same time, overall inventory declined 21%, giving buyers fewer properties to choose from despite continued demand.

The luxury market was especially active, with 10 Naples-area sales above $10 million in July, including three transactions exceeding $20 million.

Buyers are taking a little more time to evaluate properties and negotiate, but the numbers suggest that activity remains solid. Overall, the report points to a market that is becoming more balanced — with steady demand, improving pricing discipline and strong activity at the higher end.

For buyers and sellers, the takeaway is simple: Naples remains an active market, but today’s conditions reward good pricing, good preparation and knowledgeable local representation.
